h2 – The h is ‘squared‘, and h2 stands for heather hill.  Clever?  A few girlfriends crowned me h2 shortly after I married Mr. Hill.  I strive to provide a website full of real estate strategies.   I am a full time residential real estate agent in South & West Austin, Round Rock, and  Cedar Park Tx, and that is the beginning of h2strategies.com.

In 1995, I began my real estate career in the title industry, and moved into a support role for top producing real estate agents shortly after.  I’ve experienced boutique sales and luxury real estate,  and I’ve worked in high volume production on a large team for the largest real estate company in Austin Tx.  I began selling homes on my own in 2005 and after reaching almost $2M in sales in only 3 months, I realized there was a foundation of systems and negotiating skills missing from my bag of tricks…so I set out to change that and a few years later embarked upon my own real estate enterprise.

I’ve negotiated hundreds of transactions to successful closing, and I’ve always been an eagle eye for contract details.  Working with different personalities in multiple settings laid a foundation for understanding the real estate process from many perspectives, and that has led me to become a real estate designated certified negotiation expert which is quite helpful for my buyers and sellers today.

Understanding the WHOLE picture of real estate

Working with buyers and sellers full time requires many  hats, and I understand all of these requirements well.  On any given day, I excel in one of many categories: Listener, connector, numbers analyst, communicator, short term-planner, long term planner, problem solver, home stager, tech guru, internet marketing rep, listing specialist, buyer specialist, negotiator, transaction manager, listener (similar to therapist), repair expert…the list continues.  Most importantly, as a communicator I am able to help clients understand the process of buying or selling real estate, and I am able to help them set expectations for their journey as well as understand the process.

I own real estate in south Austin as well as Round Rock, and I’ve lived in both settings.  I’ve experienced an out of state move with my family, as well as the sale and purchase of 3 homes myself in the last decade.  I can relate to any buyer or seller moving up, moving away, or moving to town.
