At Sky Realty, we have an entire pre-MLS strategy designed specifically to optimize search engines. This means more often than not, our listing website pages and the data we create about an upcoming listing is found at the top of any search a buyer might plug into Google or any search engine. This is designed to create correct content information about the homes we sell. Often Zillow or Trulia will be found in search rankings, but their data is compiled from old information and does not always reflect the true value or even correct information about a property!

 

Pricing Strategy

The Austin, TX and surrounding markets are changing. We are seeing a sellers market evolve very quickly this spring, and the demand for resale and new homes is on the rise. A shift in value always follows a spike in demand like this.

We will watch the data until the day we list your property live in the MLS to determine the best price point. Other factors come in to play as well with pricing which include the condition of the property, staging, and location. I’m her to assist sellers in using the strategies available to maximize their selling opportunity. The strategy behind watching the market until listing day is that this market is changing on a daily basis, and we understand that and how to make the most of the opportunity for our sellers.

Communication Strategy

I communicate with my clients weekly. Clients receive updates through email, and a weekly phone call to check in on the activity and market. My clients also determine the method of communication most used. If the client prefers phone communication over email, that is how we’ll work together. If email is preferred, that is no issue. I tailor my communication style to meet the client’s needs because I am here to make this transition and process less difficult and more organized.

I also offer a cancellation guarantee. The listing agreement is very stringent and it binds us together in a partnership to sell your home. There are ways for the listing agent to break the agreement, but it can be very difficult for a seller to ‘get out’ of the agreement if the agent is not willing. I offer my sellers this cancellation clause because I think it’s appropriate. If I fail to meet your expectations to the degree that you do not wish to continue a working relationship, I think it’s right for the seller to have a voice and opportunity to change the situation. I enjoy adding value to a real estate transaction, and building a seller’s confidence adds value.

Negotiating Strategy

I understand the negotiating process in depth. I worked for several years under very competitive negotiators to build a confidence level and skill set for contract negotiations in real estate. To further that skill set, I obtained a Certified Negotiation Expert designation to better understand the process and serve my clients. The result is a very confident negotiation process for my clients. We go into an offer situation understanding our position and strategy to work towards our goals. Confidence, market awareness and knowing what you want from a transaction is empowering when negotiating. I empower my clients.
